Check-in and Check-out Procedures

  • Check-in is after 4pm and check-out is by 10am.
  • Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.

Property Access

  • The garage is only accessed from inside the home.
  • Guests have access to a seasonal community pool across the street and tennis courts while staying at this home.

Policies and Rules

  • No smoking allowed inside the home.
  • Minimum age: 25 years. Must be at least 25 years old to reserve; this person is required to sign the agreement and must be one of the persons staying in the property for the reserved dates.
  • Children allowed.
  • No events allowed.
  • No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
  • Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.

Pet Policy

  • This home allows up to 2 mature dogs with an additional pet rent of $25 per pet per night plus tax. Pets other than dogs are not permitted.

Fees and Payments

  • Firewood for the firepit may be purchased at the time of booking or with a week's notice. Two wrapped, kiln-dried bundles and a firestarter are provided for $25/night plus tax.
  • All bookings are subject to a $50 cancellation fee.

Parking Information

  • Mill Ridge community does not allow pool parking lot to be used for Riverwood overflow parking; this is strictly enforced.
  • AWD/4WD or chains may be needed for all homes in the High Country. This home has a flat driveway for easier access. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
  • Guests may park in the garage.

Utilities and Amenities Access

  • The home provides towels and bed linens.
  • Kitchens are well stocked with utensils and a starter set of paper products is provided: a roll of toilet paper per bath, several garbage bags, dishwashing liquid, tablets of dishwasher detergent, laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and makeup remover cloths. These items are supplied for one or two nights.
  • Hair dryers are not provided.
  • Laundry facilities (washing machine and dryer) are available.
  • High-speed internet, climate control, cooking basics, stove, oven, dishwasher, and toaster are provided.
  • Guests have access to a high chair.
  • Patio and balcony spaces are available.
  • Free parking is available on site.
  • Hot tub is available.

  • Smoke alarm and carbon monoxide detector are provided.

Cancellation Policy

  • Bookings canceled 30+ days before arrival will receive a refund of the deposit.
  • Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit.
  • Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
  • All bookings are subject to a $50 cancellation fee.
